What it costs — closing costs, explained

Our professional fees cover the legal work. On top of that, every purchase carries government and third-party closing costs. We list them upfront so there are no surprises.

Municipal taxes ("Renta departamental)Equal to approximately 1.05% of total purchase price. Both purchaser and seller usually share this expense.

Heads up on value: Colombian law requires registering the property's actual commercial value, not a lower figure. Declaring less is no longer legal and can mean a bigger tax bill when you sell. We make sure it's done right.
